My endeavor into establishing a business investing in Real Estate is still developing. The foreclosure market is supposed to increase tremendously over the next year, but in the meantime the ones that I have researched in my area are not what I want for one reason or another i.e., they are either too rundown, too pricey, I wouldn't be able to make a justifiable profit if I sold it at normal market value, or as a rental couldn't make the necessary minimum profit to cover a mortgage and additional expenses. I recently expanded my search to include houses for sale that weren't foreclosed on and I discovered that you can find great deals there too, and definitely less repairs.
I have looked at everything from old houses to new ones, to duplexes and quadraplexes and recently started focusing on these two investment properties:


I was really excited, because initially they seemed reasonably priced for the city they are in, but when we examined the mortgage payment and learned of the standard rent generated from them, the numbers didn't line up. I need to make a minimum of a couple hundred over the mortgage payment to make it feasible. I also discovered that the area isn't the best and that you would tend to change tenants alot. That isn't at all what I'm searching for. First, I'm not going to buy anything I wouldn't be willing to live in myself, and so I have to like it on some level. It's not that I plan on ever living in an investment property, but you never know, and I want this to be something positive for whoever rents it, and something I can feel good about and proud of taking care of.

This would be pretty cool in my ideal world....

man, that is such a multi-faceted process. You're definitely right in all that you said though. Good luck finding a place! I love the pictures. Especially the last one. I could totally see you chillin' on the porch. Looks fun!
